LOCATION
Polruan lies on the east bank of the river Fowey, just inside the entrance to Fowey harbour. The village has its own general stores, sub post office, tea rooms, two public houses and a long established boat building and repair yard. The village is connected to Fowey, which has a wider range of small shops and businesses catering for most day to day needs, by a regular passenger ferry. The immediate area is surrounded by many miles of wonderful coast and countryside, much of which is in the ownership of the National Trust.
Once away from the immediate local lanes, there are good road connections to the motorway system via the A38/A30. Railway connections (London Paddington) can be made at a number of local stations (Par, Liskeard & Lostwithiel).
St Saviours Hill is a tranquil and sought after location in the village pf Polruan. Enjoying an elevated position with glorious estuary views, it's just a stroll down to the village amenities and harbour. Slightly further up the hill is the public car park providing extra parking if desired and access to the stunning South West Coast Path, popular with walkers and those looking for coves and beaches off the tourist track.
THE PROPERTY
An exciting opportunity to purchase a much loved and generous family home. With flexible accommodation, fabulous views and a generous plot size, this could provide the perfect chance to remodel into a buyer's dream residence. Withyfield celebrates and exudes the1960's style with lots of original features, the first floor sitting room steals the show! Spanning across the length of the property boasting vaulted ceilings, a narrow mezzanine level and large landscape windows, the estuary and view over Fowey can be savoured from the entire room. Windows across the mezzanine level let in light and offer views seaward side of the coastline and Gribbin Head, a great location to watch any weather fronts coming in, especially if you're a keen sailor!
Currently semi-reverse accommodation, the ground floor comprises entrance porch, entrance hall, conservatory, dining room, kitchen, bathroom and two double bedrooms.
The first floor comprises a living room, double bedroom with en suite bathroom and a utility room.
A porch provides useful space for kicking off muddy or sandy shoes before entering into the entrance hall. A welcoming room with built-in cupboards providing valuable storage, a separate WC, access to the ground floor rooms and stairs rising to the first floor. The hall also gives access to the conservatory which has previously been used as a potting room and is home to a mature grape vine which weaves across the ceiling.
The dining room is made light and bright by large sliding doors giving access to the patio and garden whilst a wood-burning stove makes the room cosy and warm in the cooler evenings.
The well equipped kitchen has ample base units, wall cupboards and worksurface for cooking and preparing food. An Aga takes pride of place and a pantry offers extra storage. A door gives access to the rear garden.
Two double bedrooms are on the ground floor with the larger room looking over the rear garden and having built-in cupboards. A shower room comprises a shower cubicle, WC and wash hand basin.
Steps rise to the sizeable living room which, to the rear give access to a double bedroom with en-suite and a separate utility room complete with sink. This room has the most incredible outlook and some might look to completely reverse the accommodation and fully open planning to create an exceptional room to cook, dine and socialise whilst savouring the views over to Fowey and up the estuary.
OUTSIDE
Set in a generous plot, the property has off-road parking, a garage, covered storage/workshop housing the oil tank. The front gardens are terraced and contain mature shrubs and plants. The rear garden can be accessed via paths leading around both sides of the property.
The beautiful large garden has views over the estuary to Fowey and is mostly laid to lawn with mature shrubs, plants and flower borders. A path leads down to a gate at the bottom giving direct access to Battery Lane.
